If you haven’t looked up in Downtown Miami lately, now’s the time. New Heights, Incoming
Miami’s skyline era is kicking off with these two giants:
- Okan Tower is rising fast at 555 N. Miami Ave., already 12 floors up and adding one a week. When finished, it’ll hit 70 stories and 902 feet tall, making it the tallest building in Miami. Inside: the Hilton Miami Bayfront Hotel, luxury residences, office space, a rooftop pool among the highest in the country, plus a wellness spa, wine cellar, Peloton studio—even a kids’ sensory room. Its vacancy? Already 60% spoken for.
- A few blocks over, the Waldorf Astoria is stacking up to 100 stories, making it Miami’s first true “supertall.” Its nine glass cubes will house 387 residences and 205 hotel rooms, along with Peacock Alley, a spa, and another sky-high pool deck. Construction’s moving fast, and 90% of units are already sold.
Flagler’s Fresh Start
At street level, Downtown’s heartbeat is getting louder—and a lot more interesting.
- Julia & Henry’s, a food hall packed with 26 chef-driven concepts (including Massimo Bottura), is drawing serious foot traffic back to Flagler Street.
- Local bars like ViceVersa, Lost Boy, and Mama Tried are bringing in post-shift hospitality pros and cocktail lovers alike.
- Free rides on the Metromover and Freebee make it easy to explore without breaking a sweat—or your parking budget.
- A weekly artisan market, seasonal pop-ups, and fresh new galleries are making the area more walkable and vibrant by the day.
Planning for the Long Haul
The glow-up isn’t just for show. It’s beautiful on the outside, but behind the scenes, the big business brains are planning the long game.
- The Downtown Development Authority (DDA) has invested over $1 million in grants to help retail and hospitality businesses plant roots.
- With 500,000+ cruise visitors passing through monthly—plus students, office workers, and government employees—there’s no shortage of daily traffic.
- More museums are coming, plus a Cuban heritage center and a potential World Cup exhibit coming next year (because fútbol fever is real).
